The turf is the easy part. The ground is the price.

Most people shopping for artificial grass start with the roll: how it looks, how it feels, what it costs a square foot. That’s the right place to start, but it’s the smaller half of the bill.

A turf yard that still looks good in year ten is built from the dirt up. The old grass and a few inches of soil come out. Crushed rock goes in, gets graded and compacted flat, and has to drain. Sprinklers get capped. Edges get a border so the turf has something to hold. On a typical Oahu yard, that ground work is close to half the cost, and it’s where cheap quotes quietly cut corners.

Mainland price sheets won’t help you here. They assume flat, sandy lots, trucks backing up to the fence, and base rock that didn’t arrive on a barge. Oahu yards have red clay, coral and lava rock a few inches down, hillside lots, narrow side yards, and a sun that is hard on anything plastic.

So here is what turf really costs on this island, what moves the number, every hidden cost priced out in the open, and the honest math on turf versus a real lawn, including when turf doesn’t come out ahead.

One honest caveat. Two yards the same size can be $10,000 apart because of what’s under them and how we get equipment in. A firm number comes after someone walks your yard, checks the access and the soil, and finds your sprinkler heads.

The short answer

What artificial turf costs on Oahu in 2026

Turf is priced per square foot, and the price has two parts: the turf system (turf, infill and installation) and the ground work underneath it. We show both, because a quote that only shows the first one isn’t the whole job.

* What these prices cover, and what they don’t. Turf system is the turf itself (with the waste that comes from cutting 15-foot rolls to your yard), K9 Sand infill, seaming and staking supplies, and professional installation, over ground that’s already prepared. Complete install adds our standard ground work: removing the existing grass and about four inches of soil, hauling it away, a compacted crushed-rock base, weed barrier, and capping the sprinklers in the turf area. It assumes a reasonably flat yard we can reach with a small machine. It does not include hand-carry access, slopes, drainage correction, concrete or rock removal, tree stumps, edging, or reflected-heat protection. Those are real on many Oahu yards, and we price every one of them in The 10 Hidden Costs below. Prices shown before Hawaii general excise tax.

Ranges reflect Oahu residential yards of about 500 square feet and up; typical projects run from 300 to 3,000 square feet. Smaller yards cost more per square foot because the crew and equipment mobilize the same way for 200 square feet as for 800; our minimum job is $4,000.

What a whole yard runs

These are complete project totals in our Better grade: turf, infill, installation, standard ground work and a basic border, on a yard with reasonable access.

Turf projects on Oahu typically run from 300 to 3,000 square feet, from a side-yard dog run to a whole lot. That’s roughly $7,000 to $60,000 complete, and larger yards cost less per square foot.

Project scopeTypical total investment
Dog run or side yard (150–300 sq ft)$4,000 – $7,500
Front yard (400–600 sq ft)$8,500 – $14,500
Pet yard, K9 system (300–600 sq ft)$7,000 – $15,000
Backyard (700–1,000 sq ft)$14,000 – $24,000
Backyard putting green (200–400 sq ft)$9,000 – $20,000
Front and back (1,200–1,800 sq ft)$22,000 – $40,000
Large lot, whole property (2,000–3,000 sq ft)$36,000 – $60,000

Hillside lots, backyards with no side access and yards with drainage problems land above these ranges. Here’s exactly how much above.

The question behind the question

Is turf cheaper than real grass? An honest 20-year answer.

Turf costs more on day one and far less every year after. Whether it comes out ahead depends mostly on one thing: who mows your lawn today. Turf projects on Oahu typically run from 300 to 3,000 square feet, so pick the size closest to yours. Everything below assumes a sunny leeward yard, in today’s dollars.

If you mow it yourselfTurf doesn’t pay for itselfOn dollars alone, it takes about 26 years, which is longer than the turf lasts. The same is true at every yard size. If you like your lawn and your mower, keep them. Turf is still worth it for other reasons: water, weekends, mud, dogs and a yard that stays green in August.
Starting from bare dirt?4½ to 15 yearsA new lawn needs sod and a sprinkler system first, about $8,000 at this size. That shortens the payback to about 4½ years against a serviced lawn and about 15 against doing it yourself.

At every yard size

Converting an existing lawn. Small yards pay back fastest against a lawn service, because a service charges nearly as much to mow 300 square feet as 1,000. Big yards take a little longer, but the dollars saved are much larger. Against a lawn you mow yourself, turf doesn’t pay back on dollars alone at any size.

Why our math is less rosy than the brochures. The life-cycle charts you’ll find online use mainland installation prices of $8–$12 a square foot, which makes turf look like it pays back in a year or two. On Oahu, freight, base rock and labor put a complete install closer to $18–$25, and small yards cost more per foot than large ones. We’d rather you decide on the real number. Water assumes a sunny leeward yard getting about an inch a week; windward yards need less, so the lawn columns cost a little less there. No inflation is included, which slightly favors the lawn.

Where the money actually goes

People expect the turf to be most of the bill. On a typical Oahu yard, the turf and infill are about a third. The biggest single piece is the part you’ll never see again once the turf is down.

40–50%Ground work & baseRemoving grass and soil, hauling it off, crushed rock, grading, compaction, weed barrier, sprinkler capping, edging.
25–35%Turf & infillThe turf itself, the waste from cutting rolls to fit, K9 Sand infill, seam tape and stakes.
20–25%Installation laborLaying, seaming, cutting to the borders, staking, spreading and brushing in the infill, cleanup.
0–25%Site conditionsHand-carry access, slopes, drainage, concrete and rock, stumps and roots.

The base is the swing variable. In a flat Ewa Beach yard with sandy fill and a wide side gate, ground work is simple. On a Kaneohe hillside with red clay, a mango tree’s roots and no way to get a machine in, it can double. Nobody can tell you which one you have from a photo, and anyone who quotes you without checking is guessing.

Why Hawaii costs more than the numbers you found online

Freight, twice

A roll of turf weighs more than you’d guess, and it crosses an ocean. So does a lot of what goes into the base. Every square foot carries shipping before anyone picks up a shovel.

What’s under the yard

Red clay that holds water, coral a few inches down, dense “blue rock” lava that a normal machine can’t dig, old footings, and roots from trees that were here before the house. Every one of those slows excavation or changes the base.

Sun and rain

Our UV is hard on synthetic fibers, and our rain comes in inches per hour. Turf here needs a quality, UV-stable product and a base that actually drains. More on heat below.

Getting in

Hillside lots, narrow side yards, homes with no side access at all. When a machine can’t reach the backyard, every wheelbarrow of soil out and rock in is carried by hand.

Why two quotes for the same yard can be $8,000 apart

Turf quotes vary a lot, and most of the difference is in the part of the job you can’t see after it’s done. Two quotes can be honest and still far apart. They can also be far apart because one skips the base. Here’s how to tell which is which.

Legitimate reasons quotes differ

How much base goes in.
The big one. Three to four inches of compacted crushed rock drains and stays flat. An inch of sand over dirt is cheaper today and lumpy by next year, especially in clay.
Ground work included, or not.
Some quotes are turf and labor only, with “site prepared by others” in the fine print. If one quote removes the old lawn and hauls it away and the other doesn’t, they aren’t comparable.
Different turf.
Two turfs can look alike in a sample and differ in face weight, backing and warranty. Ask for the face weight in ounces, the backing type and the warranty term on anything you’re quoted.
Infill and edging.
Infill holds the blades up and weighs the turf down, and in Hawaii’s hard water the wrong one turns white. Here’s what we use. A border keeps the edges tight. Both cost money, and both are easy to leave off a quote.
Waste from the roll.
Turf comes on 15-foot rolls and all the blades have to point the same way. A yard that’s 17 feet wide wastes more turf than one that’s 15. An honest quote includes that waste.

Reasons to be careful

Turf laid on dirt.
No base, no compaction. It looks fine for a few months, then settles, puddles and grows weeds through the drain holes.
A price per square foot with no scope.
“$12 a foot installed” means nothing until you know what’s under the turf and what’s been left out.
Nobody asked about your sprinklers.
Live sprinkler heads under turf leak, soak the base and turn into soft spots. Someone needs to find every zone and cap it at the pipe.
No license number.
In Hawaii, work over $1,500 generally requires a licensed contractor. Licenses are searchable through DCCA’s Professional and Vocational Licensing division. It takes ninety seconds.
Nobody came out.
A quote from a satellite photo can’t see your side gate, your slope or your soil. It will change.

How to compare two quotes fairly: Ask each company to break out the same five lines: turf (by name and face weight), infill, installation labor, ground work and base (with depth), and edging. Then ask what happens to your sprinklers and what’s excluded. If one won’t break it out, you’ve learned something.

What drives your price up or down

Eight variables explain most of the spread between a low estimate and a high one. Four of them are choices. The other four are your yard.

The biggest lever you control

Do it all at once, and keep it simple

The crew, the machine and the base-rock delivery mobilize once whether your yard is 300 square feet or 1,300. A 250 sq ft side yard on its own runs about $25 a square foot. Done with the backyard, it’s closer to $20. Simple shapes near the roll width save turf, and fewer seams look better.

The biggest lever you don’t

The ground and the gate

Standard ground work runs about $8.50 to $10.50 per square foot. Hand-carry access adds $2.50 to $5, and a hillside adds $2 to $6 more. On an 800 sq ft yard, that’s the difference between about $16,800 and $22,700 for the same turf, which is why we walk every yard before we price it.

The part other companies leave out

The 10 hidden costs of an artificial turf yard

These are the lines that turn a $17,000 backyard into a $23,000 backyard when nobody mentioned them up front. Almost all of them are about the ground and getting to it. We’ll price them now, so they’re in your budget and not a surprise on day two.

01

Hand-carry access

+$2.50 – $5.00 / sq ft

When a small machine can’t reach the yard, because there’s no side gate, there are stairs, or everything has to come through the house or garage, every load of soil out and rock in goes by wheelbarrow. On a hillside with long stairs, it’s at the top of the range.

02

Slopes & hillside lots

+$2 – $6 / sq ft

Turf can go on a gentle slope, but the base has to be shaped, compacted harder and staked more, and steep grades need terracing. Retaining walls are a separate project, and we’ll tell you when you need one.

03

Drainage that doesn’t drain

$1,500 – $6,000

Turf drains straight through; the ground under it has to take the water somewhere. Red clay, low spots and runoff from uphill neighbors can mean regrading or a French drain, roughly $35–$60 per linear foot. Skipping it gets you a soggy, smelly yard.

04

Concrete, rock & old hardscape

$5 – $10 / sq ft removed

An old slab, pavers, gravel beds or a buried walkway has to be broken up and hauled out before any base goes in. It’s heavy, and disposal is charged by weight.

05

Roots, stumps & buried surprises

$300 – $1,500 per stump

Stumps and big roots get ground out or they’ll push up through the turf. Coral and weathered rock close to the surface slow digging, about $3–$8 a square foot where we hit it. We probe the soil at the estimate to find out early.

06

Blue rock

+$6 – $15 / sq ft where we hit it

Dig through the topsoil and the crumbly weathered layer in parts of Oahu and you can hit “blue rock”: the dense, unweathered basalt core of an old lava flow, dark gray with a bluish tint. It’s the hardest thing in the ground here. A normal excavator or trencher can’t dig it; it takes a hydraulic breaker, a bigger machine and a lot more time. On a typical yard where it shows up in patches, that’s often $1,500–$5,000. Sometimes the better answer is to raise the finished grade and build the base on top instead of breaking it out, and broken blue rock can be crushed and reused as base. We’ll price both options.

07

Sprinklers beyond the turf area

$150 – $1,500

Capping the zone under the turf is in our standard price. Each additional zone runs $150–$400, and converting the planter beds you’re keeping to drip runs $500–$1,500. Worth doing while the yard is open.

08

Edging & borders

$7 – $35 / linear ft

Turf needs a firm edge to stake against. Bender board runs $7–$10 a foot; a poured concrete mow curb runs $20–$35 a foot. If your yard already has a walkway, curb or wall on every side, you may not need either.

09

Extra digging & disposal

+$1.00 – $2.50 / sq ft

Our standard price removes about four inches. Thick old thatch, soil that has to go deeper to meet a border, or excavated soil that can’t go to green waste all cost more to dig and dump.

10

Reflected-heat protection

$150 – $600 per window

Energy-efficient low-E windows can bounce sunlight onto turf, concentrated enough to melt the blades, and turf warranties generally exclude that damage. If a window faces the yard, a screen or exterior film fixes it. More on heat below.

Pet turf: built for the dog, not just the look

K9 Sand infill

The infill we use on every Hawaii yard, and the reason pet turf works here. Compared with regular sand it cuts E. coli bacteria by 95% and airborne ammonia by 70% within an hour. It’s the difference between a dog yard that smells like a yard and one that smells like a kennel. More on K9 Sand.

A base that flushes

Pet yards get a base that drains fast and is graded so a hose-down actually carries everything away. Where it makes sense, we leave out the weed fabric under pet areas, because some fabrics hold odor.

What it costs

Living with it

Pick up solids daily. Hose the potty area once a week, more in the hot months. Every few months, use an enzyme turf cleaner, and top up the K9 Sand once or twice a year. That’s the whole routine, and it’s a lot less than patching dead spots in a real lawn.

Backyard putting greens

A putting green is a different build from a lawn. The base is finer, compacted harder and shaped with gentle breaks, the surface is a short, dense putting turf, and the cups have to be set so the ball drops true. That precision is why it costs about twice as much per foot as landscape turf.

Straight talk about our climate

Heat, sun and rain in Hawaii

Turf does well here, but it’s not magic. These are the three things we tell every homeowner before they buy.

It gets hot in full sun

Any synthetic turf in midday sun runs well hotter than real grass, often too hot for bare feet or paws on summer afternoons. A quick rinse cools it down, shade helps a lot, and the K9 Sand we use adds evaporative cooling after a rinse. If your yard is full sun all day and the kids play barefoot, plan for shade or talk to us about where turf makes sense.

Watch the windows

Low-E windows and some shiny surfaces can concentrate sunlight onto a small patch of turf and melt it, and turf warranties generally exclude that damage. We look for it at the estimate. A screen or exterior window film solves it. Keep grills, fire pits and hot tools off the turf, too.

It drains, if the base does

Turf backing lets water through, and a proper crushed-rock base carries it away, which is why turf is often better than grass in a Manoa downpour. On clay that holds water, the water needs another way out. That’s the drainage line in hidden cost 03.

The infill on every yard we install

Why we only use K9 Sand in Hawaii

Infill is the sand brushed down between the blades. It weighs the turf down, keeps the blades standing, and does a lot of the work on drainage and odor. Most installers use silica sand, or a coated cooling infill like HydroChill. In Hawaii, we don’t, because of our water.

The problem: hard water turns turf white

Oahu’s water is hard, high in dissolved calcium and magnesium. Silica-based infills, including popular cooling infills, are porous, and they soak up whatever they’re rinsed or sprinkled with. Over time the minerals build up on and inside the granules, and the infill bleaches white and chalky instead of disappearing into the green. It’s one of the most common complaints we hear about turf installed with mainland infills here.

Our answer: K9 Sand, on every install

K9 Sand is a renewable sand made from coral in the Caribbean. It’s biogenic, not silica, so it doesn’t absorb minerals the way silica does and it stays true to color under Hawaii’s water. It was built for pet turf, but its resistance to hard water is why we use it on every yard, pets or not. It’s already included in every price on this page.

95%Less E. coli bacteriaCompared with regular sand, within an hour. †

50″ / hrDrainagePermeability rate, so the surface dries fast after a passing shower. †
ZeroSilica, quartz, dust or microplasticsNon-toxic, and safer for kids, pets and bare feet.

Stays green, not chalky

Resists the mineral buildup that bleaches silica infills, so the lawn keeps its natural color years after install.

Cooler underfoot

Evaporative cooling after a rinse keeps the surface more comfortable on hot afternoons, and antimicrobial properties help keep it fresh.

Renewable

A naturally renewable, sustainable alternative to mined sand, with no plastics to shed into your yard or the storm drain.

Don’t let Hawaii’s hard water turn your lawn white. When you compare quotes, ask what infill is included. If the answer is silica sand or a mainland cooling infill, ask how it holds up to our water. K9 Sand runs about $1.60 a square foot, and it’s the one line we’d never let you value-engineer out.

Where we’d tell you to spend

The base, the drainage and the border. Those decide whether the yard is still flat and fresh in year ten, and they’re the same price no matter which turf goes on top. If your dogs use the yard, spend on the pet system. It’s the one upgrade you’ll notice every day.

Where we’d tell you to save

Pile height. Taller isn’t better in a backyard that gets played on: it flattens faster and hides more debris. Liberty’s 1″ pile is shorter than our Good grade on purpose. Heritage is for when you want the lushest look up close, and it’s fine to choose it or skip it.

Where turf works on Oahu

The same turf we stock goes into very different yards. Here are the most common ways homeowners use it.

Pool surround with artificial turf

How our process works

  1. See and feel the turf. Visit our Honolulu or Kapolei showroom, or we’ll bring samples to your yard. Turf looks different in your own sun.
  2. Free yard visit. About 45 minutes. We measure, check how equipment gets in, probe the soil, find your sprinkler zones, and look for low spots and reflective windows.
  3. Written estimate, final number. Itemized, with the turf and the ground work broken out, and every condition we found priced by name.
  4. Ground work. Our partner ground crew removes the lawn, builds and compacts the base, and caps the sprinklers. Your AFH project manager schedules and manages that work under one contract.
  5. Turf installation. Our installers lay, seam, stake and infill. A typical backyard takes two to four working days from first dig to finished turf.
  6. Walkthrough. We walk it with you, hand you the care guide and warranty paperwork, and we don’t call it finished until you do.

Frequently asked questions

The questions we hear most on yard visits, answered the way we’d answer them standing on your lawn.

How much does artificial turf cost per square foot on Oahu?
A complete artificial turf installation on Oahu typically runs $18 to $25 per square foot. That includes the turf, K9 Sand infill, installation and standard ground work: removing the existing grass and about four inches of soil, a compacted crushed-rock base, weed barrier and capping the sprinklers. The turf system alone, over ground that is already prepared, runs about $9 to $13 per square foot depending on grade. Yards with hand-carry access, slopes or drainage problems often land between $26 and $35 or more per square foot. Prices are before Hawaii general excise tax.
Why does turf cost more in Hawaii than the prices I see online?
Most online prices and manufacturer charts use mainland installation costs of about $8 to $12 per square foot. On Oahu, the turf and much of the base material ship across the ocean, many yards have clay, coral or lava rock close to the surface, hillside lots and narrow side yards often mean hand-carrying everything, and labor costs are higher. Together those put a complete Oahu install closer to $18 to $25 per square foot.
Is artificial turf cheaper than real grass over time?
It depends mostly on who maintains your lawn today. Oahu turf projects typically run from 300 to 3,000 square feet. Against a lawn with a mowing and fertilizing service, turf pays back in about 5 years on a 300-square-foot yard, about 7 and a half years at 1,000 square feet, and about 9 years at 3,000 square feet, even after replacing the turf once. For a 1,000-square-foot leeward yard that is about $21,600 ahead over 20 years. If you mow it yourself, turf does not pay for itself on dollars alone at any yard size within its lifespan. There, its value is in saved water and time, less mud, easier pet care and a yard that stays green year-round.
Does the Honolulu Board of Water Supply offer a rebate for artificial turf?
Not currently. As of September 2026, the Board of Water Supply’s residential rebates cover items like WaterSense toilets, efficient clothes washers, smart water monitors, weather-based irrigation controllers, soil moisture sensors and rain barrels, but not artificial turf, lawn removal or xeriscaping. If you keep some lawn or planters, a weather-based irrigation controller rebate may still apply.
How much water does a lawn use on Oahu?
A sunny leeward lawn needs roughly an inch of water a week, which works out to about 30,000 gallons a year for 1,000 square feet. At Honolulu’s residential water rates, and because sewer usage charges are calculated from your water meter, that is roughly $360 a year. Windward yards that get more rain need less irrigation.
How hot does artificial turf get in the Hawaii sun?
Synthetic turf in full midday sun gets considerably hotter than natural grass and can be too hot for bare feet or paws on summer afternoons. A quick rinse cools it down, shade helps a great deal, and infill helps a little. Low-E windows can also reflect concentrated sunlight onto turf and melt it, which turf warranties generally do not cover; a window screen or exterior film solves that.
Is artificial turf good for dogs?
Yes, with the right system. For yards dogs use as a bathroom we install K9 Park turf, which has a high-flow backing that lets urine pass straight through, with K9 Sand infill, which reduces E. coli bacteria by 95% and volatilized ammonia by 70% within an hour compared with regular sand. The base is built to drain quickly. Pick up solids daily, hose the potty area weekly, and use an enzyme turf cleaner every few months.
How long does artificial turf last, and what is the warranty?
Quality turf on a proper base typically lasts 15 years or more in residential use. The turf we stock carries manufacturer limited residential warranties of 8 years for Navigation Trek and 10 years for Foundations Liberty, Foundations Heritage and K9 Park. We add our own installation warranty in writing. How long turf looks good depends heavily on the base underneath it, which is why we do not cut corners there.
Do you do the excavation and base work?
Yes, under one contract. Our partner ground crew removes the existing lawn and soil, builds and compacts the crushed-rock base and caps the sprinklers, and your American Floor & Home project manager schedules and manages that work alongside our turf installers. You get one estimate, one final number and one point of contact.
Can artificial turf be installed on a slope?
Yes, on gentle to moderate slopes. The base has to be shaped and compacted more carefully and the turf staked more heavily, which typically adds $2 to $6 per square foot. Steep slopes may need terracing or a retaining wall, which is quoted as a separate project.
What maintenance does artificial turf need?
Very little. Remove leaves and debris, brush or rake high-traffic areas every so often so the blades stand up, rinse it occasionally, and top up the K9 Sand infill when it gets low. Budget about $170 a year, mostly for occasional power brushing and infill. Keep grills, fire pits and hot tools off the turf.
How long does turf installation take?
A typical Oahu backyard of 600 to 1,000 square feet takes two to four working days from first dig to finished turf. Hillside yards, hand-carry access and drainage work add time, and we build those days into your estimate.
What infill do you use, and why does it matter in Hawaii?
We use K9 Sand infill on every Hawaii installation, not just pet turf. Oahu’s water is hard, and silica-based infills, including popular cooling infills like HydroChill, absorb minerals over time and can bleach white or chalky. K9 Sand is a renewable, biogenic sand made from coral in the Caribbean. It is not silica, so it resists that mineral buildup and stays true to color. It is also non-toxic and free of silica, quartz, dust and microplastics, drains at about 50 inches per hour, and reduces E. coli bacteria by 95% and ammonia odor by 70% compared with regular sand.
What is blue rock, and what happens if you hit it?
Blue rock is the dense, unweathered basalt core of an old lava flow, dark gray with a bluish tint, and it sits under the topsoil and weathered layers in parts of Oahu, especially on hillside and ridge lots. Normal excavators cannot dig it; breaking it out takes a hydraulic breaker, heavier equipment and more time, which typically adds $6 to $15 per square foot where we hit it, often $1,500 to $5,000 on a typical yard. Sometimes it is better to raise the finished grade and build the base on top, and broken blue rock can be crushed and reused as base. We probe the soil at the estimate and price both options before we start.
Do you charge for a turf estimate?
No. Yard visits and written estimates are free, with no obligation, and the estimate is yours to keep and compare whether or not you buy from us.
